Creating an effective advert :: Photography :: Descriptions :: Pricing, terms and payment :: General advice
Now that you have taken the perfect shots of your property inside and out it's time to turn our attention to writing good descriptions of your rental.

Keep in mind why you bought your holiday home, what do you love about it and why should someone stay at your property.

If you're not enhusiastic about your rental then you can't expect someone else to be!

Always remember to be accurate, if your advert is misleading you will almost certainly hear about it from unhappy clients when they get back.

When creating your advert on our site you will be asked for a 'Short description', use this to enter an introductory paragraph that really draws the reader in. Try to describe a great holiday at your rental and set the scene for the reader. Don't go in to great detail at this point, more detailed information will be present later in the advert. The 'Short description' will be displayed in the search results so you want to entice the reader to click to see all the details of your property. For example:

Located just minutes from the pristine turquoise waters of the Aegean Sea, our spacious villa in Bodrum is the perfect place to relax and unwind. Just minutes from a stunning white sandy beach perfect for soaking up the sun on those glorious summer days. After having dinner at one of the superb local restaurants why not take a gentle stroll back to the villa and enjoy a glass of wine on the balcony whilst watching the sunset.

Ensure you include photo descriptions (as mentioned in the 'Photography' section). Rather than 'Pool' write 'The perfect place to cool off on those hot days', instead of putting just 'Kitchen' use the description 'Fully equipped modern fitted kitchen', instead of 'Balcony' have 'Relax and enjoy a glass of wine on the balcony', and so on.

When creating your advert make sure you include all the features your property has by ticking all the appropriate check-boxes. People tend to refine their searches by looking for specific things, for example properties that have pools, or children accepted.

Detailed description and information: When creating your advert you will be asked for a detailed description. This is your chance to tell the reader more detailed information about your property (maybe room by room), the local area and tourist attractions. Again, be descriptive and paint a picture of what holiday the reader can expect. Don't be shy, remember you're selling your rental to the reader and competing with the other properties on the internet. Of course, as already mentioned, don't be misleading. Don't overload the reader with information. Break up long descriptions in to easily identifiable sections.

Don't use block capitals for any part our your advert. It is very hard to read, looks less attractive and spammy, people will be less likely to bother reading you listing.

People like the personal touch, remember they are booking a self catering holiday with the owner of the property, they are not looking for an impersonal hotel experience.
