One gripe many owners have when investigating the possibility of using an estate agent to sell their holiday apartment or villa is the commissions demanded by the agents. With many estate agents all over the world going out of business it can be tempting to negotiate a reduced commission on the sale of your holiday home. This, at first glance, can seem good strategy. However you have to consider that many holiday home markets are flooded with owners looking to off-load their properties along with unsold new build developments. There are fewer buyers out there with disposable cash.

More than ever it pays to have an estate agent that can provide wide exposure for you apartment or villa. But also you should consider the fact that they may have many comparable properties on their books. It can make more sense to make it in their interest to market your property more intensively than other properties on their books. You are after all in competition with all other similar properties for sale with that agent. It can therefore pay to actually offer an extra percent commission for selling your apartment / villa, and maybe extra on top of that if they sell you property within an agreed timescale. Of course this entirely depends on how much you are happy handing over to an agent and how urgent you are to sell you holiday home. Look to sell using multiple agents. This can again give more incentive for each agent to sell your property knowing that there are others also trying to make the sale. It improves coverage of your property. Find agents that have different strengths, perhaps find an agent that targets a particular national group, say the UK, the country’s domestic market or various European countries, does the agent have a particularly strong online audience? Once you’ve signed up to an agent or agents don’t be a stranger. Many people simply leave their property with the agent and wait for good news. Build a relationship with your agent, keep in touch and try and get information about any viewings that have taken place. This can provide you with useful feedback, is there something that could be improved in the property in order to increase the possibility of a sale? Last of all don’t pay any commission in advance, only pay their fees when the sale is completed.
